All right. Hello, Odie. Hi. How are you?

Odelia Callery
Good.

Dan Roberge
So, where are we today?

Odelia Callery
The Advantage Ontario convention in Toronto.

Dan Roberge
And you're from?

Odelia Callery
Powassan.

Dan Roberge
Powassan. And where's that? How far?

Odelia Callery
About 20 minutes south of North Bay.

Dan Roberge
Okay.

Odelia Callery
Yeah.

Dan Roberge
And so you're the administrator of the building there. The facility. And how big is the home?

Odelia Callery
128 beds.

Dan Roberge
Oh, nice. And how long have you been the administrator there?

Odelia Callery
For about four years.

Dan Roberge
Oh, wow.

Odelia Callery
I walked in through Covid. Exciting times.

Dan Roberge
Wow. We just talked to somebody that did the exact same thing. So it's like trial by fire. How was that?

Odelia Callery
Every day was interesting.

Dan Roberge
Yes. And so now, how have things settled in there? How are things now?

Odelia Callery
Things are levelling off a bit.

Dan Roberge
What were you doing before that? Before you left?

Odelia Callery
I was a manager, at a district of Muskoka.

Dan Roberge
Oh, okay. So not senior related. Not senior care related?

Odelia Callery
Not senior care. Although they were responsible for two long term care homes; The Pines, and they were just taking on Fairburn.

Dan Roberge
Okay. Wow. And so what are some of the challenges you're finding being an administrator of a senior care facility?

Odelia Callery
That's a wide topic. The biggest pain point, I think, right now really is around getting people into the home. We have very long waitlists.

Dan Roberge
Okay.

Odelia Callery
And it's very difficult. We just don't have the capacity in the system.

Dan Roberge
And these are local residents that want to go specifically into that facility, because they want to stay close to their family and so they can't get in.

Dan Roberge
Is there other homes they can go further away?

Odelia Callery
For sure. You can go further away. But you do want to stay close to family, because it makes it easier for people to come and visit you.

Dan Roberge
Absolutely. Yeah. So that's the biggest challenge. And so are there new homes being built in the area?

Odelia Callery
There are new homes being built in North Bay. We're in a small community, we're like a little hamlet just outside of North Bay. It's a beautiful spot. We're on 60 acres.

Dan Roberge
Oh, beautiful.

Odelia Callery
It is a beautiful spot.

Dan Roberge
Nice, nice. And so you use Maintenance Care at your site?

Odelia Callery
We sure do.

Dan Roberge
And so how do you interact with it? Like what is your exposure to it?

Odelia Callery
So we initially had every single work order going in, but it was not being tagged. And we just went through, a rework last year and your team helped us, and what we did was we divided our building into four building areas, and then a general area. So we divided all of our assets into the various home areas. And then we subdivided by asset categories.

Dan Roberge
Oh, wow. Okay.

Odelia Callery
So that when we pull information, we can pull on a particular type of asset or a particular part of the building, and understand where we're spending our assets. From a maintenance perspective.

Dan Roberge
That's amazing. So you're one of our top users in a sense, because not a lot of people use the asset side. I mean, it's about 20, 25% really focused on that. So it sounds like you're getting into it really detailed. So are you seeing some benefits out of it?

Odelia Callery
Better reporting.

Dan Roberge
Yes. Okay.

Odelia Callery
Better reporting. And so what we're looking for, and the reason we did the adjustment to the way it was configured was really to understand, to try and predict where we're spending our time, and and predict where are we going to do our maintenance in the future. Like where are we going to direct our capital money?

Dan Roberge
So so you can use the information that you're gathering every day, working through things to make decisions in the future, to start to save money. Excellent. Well. Great story. Well, you know, is there any other things you want to share about how other people can become administrators for senior care buildings? Like what types of things should they do if they want to aspire to that?

Odelia Callery
That's interesting. I believe the fix and long term Care Homes Act now requires that you have background in social or healthcare sciences. So I am a CPA. When I came into the sector, you didn't need that.

Dan Roberge
Okay, okay.

Odelia Callery
A little bit of a different path.

Dan Roberge
Yeah. So it's either care or numbers. And you came in through the numbers side, which is why you're doing asset management in Maintenance Care. So very good. It was really nice talking to you. And, you know, have fun of the rest of the show.
